Fire Alarms:

The choice of fire alarm system depends on the building structure, the purpose and use of the building and current legislation. In new or altered buildings the enforcement body is the local building control, and the relevant guidance is explained in standards referencing new or altered buildings. All existing buildings except domestic premises are subject to The Regulatory Reform (Fire Safety) Order 2005 and the Responsible Person (RP) or designated representative, as defined in the order, must conduct a fire risk assessment. The FRA will determine the appropriate British Standard necessary to provide a suitable and sufficient solution for your premises.
BS 5839-6: 2004 = HMO & Owner-Occupied (tenant) Premises (Alarm Standards & Guidelines)
BS 5839-1: 2002 = Common Areas, Offices, Shops, Warehouses etc Premises (Alarm Standards & Guidelines)

Emergency Lighting:

Emergency lighting is lighting for an emergency situation when the main power supply fails. The loss of mains electricity could be the result of a fire or a power-cut and the normal lighting supplies fail. This may lead to sudden darkness and a possible danger to the occupants, either through physical danger or by panic.

Emergency lighting is normally required to operate automatically and give illumination of a sufficiently high level to enable persons to evacuate the premises safely. Most new buildings now have emergency lighting installed during construction, however, the design and type of equipment required is normally specified by the relevant local authority, architect or detailed within your fire risk assessment.

Fire Alarms & Emergency Lighting

The British Standard provides the emergency lighting designer with laid down guide lines in which form the general basis for the designer to work to: British Standard (BS) 5266: Part 1: 2005 includes in its scope:
Residential hotels, clubs, hospitals, nursing homes, schools and colleges, licensed premises, offices, museums, shops, multi-storey dwellings etc. Although this standard recommends the types and durations of emergency lighting systems relating to each category of premises it should be remembered that the standards are minimum safe standards for the types of premises and that a higher standard may be needed for a particular installation and should be addressed within a fire risk assessment.
